Mortgage suppliers may require tree related action on the part of a prospective purchaser if there are any large trees on or adjoining a property requiring a mortgage. The purchaser will therefore have to to satisfy these conditional mortgage caveats. and they often include:

  • Tree reports for mortgage or insurance purposes
  • Subsidence investigation reports
  • Tree hazard inspections

Mortgage lenders tend to be anxious about lending on a property where trees are growing in close proximity, or where there is a history of structural movement; they will often require the independent advice of an arboriculturist before confirming the mortgage offer. Subsidence, due to the effects of nearby trees, generally only occurs on shrinkable soils e.g. clay.
